This B&B has seven rental income units. There are four upper end “Private Luxury Studio Suites” Each suite is approximately 380 square feet in size. All are self-contained have privacy locks and share common entrance guest entrance to a foyer. All suites have a private kitchenette with 7 feet of counter space, two burner ceramic stove top, under the counter refrigerators, microwave with over the stove range hood that is vented outside, pots pans, kitchen table dishes pots and pans and a desk. .
All suites have full private bathrooms and an additional two person “Air Massage Tub” each suites has a private phone with voice mail, Flat screen TV, Cable, internet access, alarm clocks, hairdryers, and high end monogrammed linens that match themed units. Two suites have a sitting area with couch, skylights and propane fire place with oak mantels. All Suites have high end comfortable queen size beds. Two have an extra single twin bed. All Suites have: fresh air exchanges and each suite has humidity control. Three rental units are located in shared standard BED AND BREAKFAST APARTMENT: This apartment is our standard service shared three bedroom accommodation. It has its own private entrance. Here guests rent a private bedroom but share a common full sized fully equipped kitchen, living room as well as a very large bathroom. All linens are supplied. Each bedroom has flat screen TV, and cable TV, all have alarm clocks. One private bedroom also has a vanity and sink. Two room have the option of twin bed or one can put them together to make king size beds. One bedroom has one Queen Size bed. All bedrooms have closets. This accommodation serves groups of boaters, fishermen photographers and families groups. It is also popular with students and individuals who are travelling on a budget. Local businesses who are looking for temporary housing for new or departing employees often utilize our services. There are laundry facilities for our suites. Customers use the laundry by appointment and pay for the laundry service.
THE OWNERS RESIDENTS:
The owner’s residents located in the main House: It is an apartment with its own private entrance, two bedrooms, a living room and two bathrooms.
KITCHEN: Kitchen has stove refrigerator freezer combination, stainless steel built in dish washer, Wall oven, counter top halogen glass ceramic stove top, and microwave combination range hood microwave oven. Counter top and back splashes are granite. The light fixtures are custom and there is a hanging pot rack. Kitchen flooring is ceramic tile.
MASTER BEDROOM: The master bedroom is an expansive open concept retreat / bedroom with a sitting room and luxurious bathroom. The master bedroom expands the whole width of the house. In 2008 floor to ceiling oak custom made cabinetry was added to the bedroom. Eliminating much of the need for dressers and free standing storage. The flooring in the bedroom is High end quality hard wood. MASTER BATHROOM: In the adjoined bathroom there is an extra-large Jacuzzi soaking tub, sink vanity and low flush toilet. The bathroom in the master bedroom has an oak handmade vanity with Corian counter and a new sink. Custom tile work surrounds the tub and there is a boarder of tile work on the wall around the tub. There is also tile work half way up the wall and around the back of the toilet. The flooring in the bathroom is ceramic tile.
LIVING ROOM: There is a large living room with a custom made oak bar, entertainment center, a propane fireplace in a custom made entertainment unit made to hole karaoke and gaming equipment, a LED TV. The flooring in this room is oak hardwood. THE SECOND BEDROOM: The second bedroom is used as an office. Has a large corner desk, and matching book shelving. Company business files are located here as well as the main switch board for our phone system,
MAIN HOUSE BATHROOM: The owner’s residence main bathroom received a face lift in 2010 valued at twenty one thousand dollars. It has a floor to ceiling tiled standing shower measuring 72 in by 38 in with glass shower surrounds. The shower has a rain shower on each end and adjustable water jets on the wall of the shower. There is a custom made oak vanity with Corrin marble counter, sink, and custom made oak mountings for over the vanity for lighting. Custom tile work beautifies the shower and there is matching tile work on the floor and half way up the wall.
THE GARAGE: A large garage of 785 square feet was built in the mid 1990’s. It houses a boiler that heats both entire building and the garage also supplies hot water to the house. This is a two bay garage with shelving for storage, and galvanized steel work benches. There is ample room for two vehicles and a few boy toys. SAFETY: This property passes and exceeds city building and fire codes. Our heating source is not in the house. We have a boiler hot water system located in the garage. We have a water fire sprinkler suppression system through the house with a hard wired fire alarm system. All bathrooms and kitchens have humidity control. There is fresh air exchange throughout the building.
CURB APPEAL: This property has curb appeal. The grounds considered one of the most admirable grounds in the city the B&B property is always well kept and groomed to high standard.
