Perfect Location: Our home is situated in the middle of a five acre apple orchard, surrounded by a beautiful garden, overlooking the lake and southern Okanagan Valley. Osoyoos BC boasts the best climate in Canada and is a popular tourist destination in the summer and a snowbird destination in the winter. The entire main floor was designed for a high end B&B. It is comprised of an open foyer with a magnificent maple staircase, kitchen, breakfast room, sitting room and 3 guest rooms.
The small but efficient kitchen has quality cherry stained hickory cabinets, granite counter tops, dishwasher, fridge, and stove. The Breakfast Room is where the breakfast is served on cool days ( it is served just outside the garden doors in the attached gazebo on warm days ). There is a snack/beverage bar with expresso/coffee machine and small fridge for guest use and a small desk with a computer and internet access.
The Sitting Room provides a common room for guests to meet or just read a book. The Laundry Room / closet is conveniently located here. Each 350+ sq ft guest room has a private entrance off the back deck, which overlooks the lake, and an ensuite with an oversized Jacuzzi tub or a claw foot tub as well as a walk-in shower. The furniture, linens, and amenities are all high quality. Each room has a 32" LCD TV with DVD player as well as a telephone that can be used for local, or room to room calls.
It is presently being run as a B&B. We are one of the few 4.5 star B&B's in the South Okanagan - and we are rated as #1 B&B in Osoyoos on Tripadvsor. We are very busy with repeat guests, referrals, and new guests and cannot accommodate all the requests that we get.
The lower level is comprised of a just completed two bedroom suite as well as rooms for storage and fitness. It is designed for flexibility, and can be easily changed to a one bedroom suite or even developed into two suites. At the top of the impressive solid maple stairs, built by a talented artist/ engineer, is a smaller bedroom and bathroom that can be either part of the B&B or part of the owner's private space.
The upper level boasts a magnificent view. A huge kitchen is well appointed with stainless steel side by side fridge and 2 oven stove, high end Cherry cabinets, and endless granite counter tops. The island is 4 ft x 8 ft and perfect for cooking and baking. The office is also located right in the kitchen, so that multi tasking with office and cooking is easily accomplished. Just off the kitchen is a smaller room for laundry/ freezers etc.
The dining room and living room are spacious with big windows overlooking the lake and maple hardwood floors. All the rooms have access to a tiled deck the entire length of the house. There is a natural gas fireplace in the living room. The master bedroom has an efficient walk-in closet and ensuite with a deep 42" jacuzzi tub. The leaded glass French doors open onto a small deck.
There is also a 3 car garage attached to the house.
HEATING A/C- high efficient heat pump as well as a high efficient natural gas furnace that easily keeps the interior of the house a comfortable temperature. One natural gas fireplace.
WATER- town water for home and orchard. Above ground irrigation in the orchard, underground irrigation for the lawn and gardens . It has an electric hot water tank as well as a large natural gas hot water tank that easily supplies all the guests with hot water . A Hot water circulator ensures that there is hot water almost instantly at every sink in the house. Water Softener included.

ORCHARD - 4.5 acre fuji apple and golden delicious apple orchard, leased on a year to year contract . Very suitable to grow high end grapes or soft fruits for maximum revenue if preferred.
TAXES- because the property is in the ALR ( Agriculture Land Reserve) and generates revenue, the taxes are far lower than a comparable house in the town.
